Subdivision Lodging with the Land Title Office process

If you want to subdivide your land into 2, 3 lots, or more, we can assist you in lodging the subdivision plan to the Land Title Office. HN Conveyancing is a SPEAR user, and we can lodge the Plan of Subdivision with the Land Title Office as the last step of your subdivision process. What can we do for you?
. We will review all your subdivision documents, including the endorsed plan, planning permit, building permit and other related documents and check the status of the subdivision on the SPEAR system.
. We will contact your surveyor to release for the lodgement via SPEAR
. Once the statement of compliance is issued by the Local Council, we will notify you of the readiness to lodge.
. We will contact your bank (mortgagee on title) to seek their consent for the subdivision plan and, if any fees are applicable, have them nominate the title to the Land Title Office in readiness for the lodging.
. Once all the above steps are ready, we will prepare the application to lodge the Subdivision plan with the Land Title Office via Spear, and advise you of the applicable lodging fees to pay the Land Title Office.
. We will obtain separate titles for each individual lot and street allocation for you at the completion step.
